Campeche, on the other hand, is currently one of the most exciting markets. The neighborhood is growing strongly, attracts many young families and remote workers, and still offers comparatively attractive prices in some areas, while also having very expensive beachfront apartments. For me, this is one of the most interesting areas if you are looking for growth potential.
In Ingleses, a lot revolves around holiday rentals. Here you will find many apartments that are specifically used for Airbnb or short-term rentals. If your focus is on rental yield, this is definitely a market worth looking at. From Christmas to Carnival, it is high season, with many international and national tourists.
And then there is Lagoa da Conceição — a place that stands out because of its lifestyle and picturesque location by the lagoon. Restaurants, nature, water, sports — perfect for living, but not necessarily the cheapest entry point. There are luxury residential areas here, as well as areas with simpler houses. Compared to the city center, there are fewer apartments, but more single-family homes.
Buying Real Estate in Brazil – How the Process Really Works
Many people underestimate how different the buying process in Brazil is compared to their home country. At the same time, this is also an opportunity, because many people make mistakes — and you can avoid them.
The first step is always the CPF, the Brazilian tax identification number. Without it, you cannot buy a property. After that, the next step is finding the right property — and this is where the most important part begins: checking the documents.
In Brazil, you must make sure that the property is legally clean. This primarily includes the land registry extract, the so-called “Matrícula.” This document shows who the owner is and whether there are any debts or legal issues attached to the property.
Only after that comes the purchase agreement and finally the registration at the notary office, the Cartório. And this is a point many people underestimate: you only become the legal owner once you are registered in the land registry. Many properties in Florianópolis still do not have a full land registry entry, or only the plot itself is registered. In many cases, the plot may even belong to several parties at the same time.
