CPF for U.S. Citizens: How to Buy Property in Brazil

Americans looking to buy property in Brazil will quickly encounter three letters: CPF.

This stands for Cadastro de Pessoas Físicas, the individual taxpayer registry maintained by Brazil’s federal tax authority, Receita Federal. The associated personal identification number serves as a taxpayer ID, but it is also used in many other areas of everyday life in Brazil.

For international property buyers, obtaining a CPF is one of the first administrative steps. The good news: You can obtain a CPF without being a Brazilian resident. You can apply from the United States or during a visit to Brazil.

Why Do I Need a CPF to Buy Property?

U.S. citizens need a CPF to purchase property in Brazil. Receita Federal explicitly lists real estate among the assets that require registration, including for individuals living abroad.

The number identifies you during the relevant transactions. You should therefore obtain it before signing the purchase contract. We are happy to help you with the process.

Do I Have to Live in Brazil?

No. Brazilian residency is not required.

U.S. citizens who live permanently in the United States and visit Brazil only for vacations or property viewings can also apply for a CPF. The official requirements explicitly cover foreign nationals living abroad and travelers temporarily staying in Brazil. A passport is accepted as proof of identity.

There is no need to move to Brazil before taking this step.

Option 1: Apply for Your CPF in Person in Brazil

If you are already traveling to Brazil, you can apply during your stay. With all the required documents, the process is relatively straightforward.

Start at a Local Post Office

A practical first stop is a local branch of Correios, Brazil’s postal service. You can submit your CPF registration application there.

Bring your valid passport. Applications submitted through Correios currently incur a fee of 7 Brazilian reais.

Also have your residential address and contact details ready (hotel address can be used as your local contact address). The information requested includes your full name, date of birth, nationality, and your parents’ names.

Then Visit Receita Federal in Person

After submitting your application, you will receive an application reference slip. Take this to Receita Federal in person to have your documents checked and complete your registration.

This in-person step applies to foreign applicants using only their passport as identification. Bring your application reference slip and your passport. Check beforehand whether an appointment is required.

Once registration is complete, you will receive confirmation of your CPF number. There is no physical CPF card to collect. A printed CPF confirmation, together with your identity document, can serve as proof of registration.

How Long Does It Take?

With all required documents, the process can be completed within a few business days.

Appointment availability, follow-up questions, or missing documents can cause delays.

Try to apply at the beginning of your trip to Brazil. This leaves enough time to provide any additional documents and complete registration before your planned property purchase.

Option 2: Apply for Your CPF from the United States

If you would prefer to complete the formalities before traveling, you can contact the relevant Brazilian consulate or embassy in the United States. Depending on appointment availability and your distance from the consulate, this may involve additional time and travel expenses.

Receita Federal provides an application form for individuals abroad. This must be submitted to the Brazilian diplomatic or consular office together with the required identification documents. Check with the office responsible for your place of residence for details about the procedure and appointments.

How Much Does It Cost?

Local CPF registration itself is generally free. Authorized service partners such as Correios currently charge a fee of 7 reais.

A CPF Is Not a Residence Permit

An important distinction: Having a CPF does not give you the right to reside in Brazil.

It is a tax and administrative identification number. Registration is explicitly available to people living outside Brazil. You can therefore hold a CPF while continuing to live in the United States.

Start Your Property Search Well Prepared

Obtaining a CPF is a manageable but important step in preparing to buy property in Brazil.

You can apply from the United States or complete the registration during a visit. Going to Correios and then Receita Federal can fit into your trip, provided you prepare your documents and allow enough time.
